Position Summary: The Lead Maintenance Technician plays a critical role in ensuring the overall upkeep and functionality of the apartment community. This is a working lead position, with day-to-day maintenance responsibilities at its core. In addition to performing repairs, preventive maintenance, and responding to resident service requests, the Lead Technician will serve as a resource and mentor to the maintenance team, helping to uphold standards, share knowledge, and contribute to a culture of continuous improvement—without assuming full supervisory or managerial duties.
Key Responsibilities:
- Perform hands-on maintenance duties including troubleshooting, diagnosing, repairing, or replacing:
- HVAC systems (split systems, heat pumps, PTACs)
- Appliances
- Electrical and plumbing systems (including water heaters)
- Building elements (floors, walls, ceilings, doors, windows, roofing, siding, etc.)
- Complete resident work orders in a timely, courteous, and professional manner.
- Participate in the on-call emergency maintenance rotation and ensure proper response protocols are followed.
- Assist in maintaining curb appeal and community standards through exterior and grounds upkeep.
- Support property readiness by participating in apartment turnovers, inspections, and make-readies.
- Help implement preventive maintenance schedules to extend equipment life and minimize breakdowns.
- Maintain safety procedures, proper storage of tools/equipment, and adherence to OSHA and EPA standards (especially regarding pool/spa maintenance and refrigerant handling).
- Provide informal guidance and support to maintenance team members; offer troubleshooting tips, share best practices, and help new team members onboard and learn the Artisan way.
- Coordinate with the Community Manager or Maintenance Supervisor on vendor oversight and supply needs, as requested.
- Maintain accurate logs and inventories of tools, parts, and maintenance activities.
- Lead by example in following Artisan policies and procedures, Fair Housing, ADA, and other regulatory standards.
- Participate in Artisan-led training and development programs.
Qualifications:
- 5+ years of experience in multifamily or similar maintenance environment preferred.
- EPA Universal or Type II Certification preferred.
- CPO (Certified Pool Operator) certification, or willingness to obtain.
- Ability to mentor and lead by example, with strong communication and troubleshooting skills.
- Proficiency with hand and power tools; capable of lifting 50+ lbs, working on ladders, and in varying conditions.
- Organized, self-motivated, and solution-oriented.

REQUIREMENTS FOR MAINTENANCE TECHNICIAN
- High school diploma or equivalent.
- Proven experience as maintenance technician.
- Basic understanding of electrical, hydraulic, and other systems.
- Knowledge of general maintenance processes and methods.
- Working knowledge of tools, common appliances, and devices.
- Preference for candidates with desired certifications: CAMT, boiler license, EPA, CPO, electrical, plumbing, first aide, etc.
- Ability to troubleshoot and repair HVAC equipment, plumbing systems, electrical systems, all major appliances, pool and spa equipment and other community systems.
- Basic computer proficiency preferred.
