Position Summary

The Regional Manager at ARTISAN is a strategic operator and people-first leader who owns the success of a multi-community portfolio. This role blends financial acumen, operational leadership, and team development—empowering Community Managers to perform at their best while ensuring properties exceed performance goals for residents, partners, and investors.

You’ll serve as the connective tissue between site teams and corporate leadership, translating strategy into execution, coaching leaders through change, and shaping how our communities operate as we grow.

What You’ll Lead & Own

Portfolio & Performance Leadership

  • Own the financial and operational performance of your assigned portfolio, proactively identifying trends, risks, and opportunities to drive NOI, occupancy, and resident satisfaction.
  • Develop and oversee annual budgets, analyze monthly financials, reconcile variances, and lead corrective action planning to ensure portfolio goals are met or exceeded.
  • Ensure all properties operate in compliance with governing documents, Property Management Agreements, and applicable regulatory requirements.

People & Team Development

  • Lead, coach, and develop Community Managers and onsite teams by setting clear expectations, providing consistent feedback, and supporting confident decision-making.
  • Oversee staffing strategies across the portfolio, including interviewing, hiring, onboarding, and performance management—building strong, stable teams.
  • Serve as a trusted advisor and escalation partner for Community Managers navigating operational challenges, resident concerns, or team development needs.

Operational Excellence & Change Leadership

  • Support and help drive ARTISAN’s transition from AppFolio to RealPage across assigned communities, partnering with Operations and Accounting to ensure data integrity, workflow alignment, and user adoption.
  • Champion change management by communicating updates clearly, reinforcing best practices, and supporting teams through post-implementation stabilization.
  • Continuously evaluate processes and standards, identifying opportunities to streamline operations and improve consistency across the portfolio.

Market Strategy & Asset Stewardship

  • Analyze market data, competitive trends, and pricing strategies to inform leasing plans and revenue optimization efforts.
  • Ensure each property maintains ARTISAN’s physical standards through routine site visits, safety inspections, and collaboration with Maintenance and Capital teams.
  • Coordinate vendor and consultant relationships as needed, ensuring quality work, cost control, and clear communication.
  • Specialized Portfolio Support
  • Support student housing operations where applicable, with an understanding of academic leasing cycles, accelerated turnover timelines, and seasonal occupancy patterns.
  • Stay current on industry trends, technology, and best practices through ongoing learning, training, and professional development.
