ROVING MAINTENANCE TECHNICIAN

Reports To: Director of Multifamily Maintenance Operations or Senior Vice President, Operations

Status: Full-Time; Hourly

Eligible for Telework: Not eligible for remote work; Onsite position with required travel

ARTISAN is currently seeking an experienced and adaptable Maintenance Technician to join our team. This role supports a wide range of communities by filling in for planned and unplanned absences and responding to urgent maintenance needs across the portfolio. The Roving Maintenance Technician is resourceful, professional, and proactive, with broad technical knowledge and a high level of efficiency.

The ideal candidate will hold current HVAC, EPA, and CPO certifications and be confident in performing a wide range of skilled tasks with minimal supervision. This position requires regular travel within Iowa, Nebraska, Kansas, Missouri, Minnesota, and Illinois. The length of assignments varies, and overnight travel is required.

SUMMARY OF POSITION

The Roving Maintenance Technician is responsible for protecting, maintaining, and enhancing the value of each assigned community while also maximizing the living experience for residents. This is achieved through expert and timely resolution of maintenance requests and upholding ARTISAN’s standards of care and professionalism.

PRINCIPAL ACCOUNTABILITIES

  • Conduct all business in accordance with ARTISAN policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.
  • Maintain community facilities and grounds in line with company standards and community objectives.
  • Ensure safe operation and maintenance of facility equipment; comply with safety policies and procedures.

  • Assists with the inspection of common areas and apartment homes to ensure proper maintenance and standards are achieved and sustained.
  • Follow all city, state, federal and EPA regulations and documentation procedures for HVAC equipment and refrigerant including all maintenance, service, repair, and disposal of air conditioning and refrigeration equipment.
  • Follows health department, city, state, and federal procedures, practices and record-keeping requirements applicable to pools and spas are followed to maintain proper water chemistry and sanitation.
  • Secure tools, equipment, and storage areas at all times.
  • Participate in ARTISAN training as required.
  • Perform general repairs and replacements, including flooring, ceilings, walls, siding, roofing, doors, hardware, windows, screens.
  • Diagnose and repair appliances, electrical systems, plumbing, water heaters, and various HVAC units (split systems, PTACs, heat pumps).
  • Coordinate with appropriate vendors, suppliers, or management to replace building systems, appliances, or plumbing components when repairs are no longer feasible.
  • Maintain pools/spas/fountains, chemicals, required logs, and associated safety equipment

PHYSICAL DEMANDS OF THE POSITION

The Roving Maintenance Technician will be exposed to constant activity that requires intermittent standing, bending, crouching, pushing, pulling, lifting, moving, carrying light and heavy loads, climbing stairs and ladders. A working knowledge of OSHA safety requirements is expected, and adherence to ARTISAN and regulatory safety protocols is required.

REQUIREMENTS FOR ROAMING MAINTENANCE TECHNICIAN

  • 5+ years of multifamily property maintenance experience
  • High school diploma or equivalent required
  • Strong knowledge of general maintenance processes and methods
  • Basic understanding of electrical, hydraulic, and mechanical systems
  • Ability to troubleshoot and repair HVAC systems, plumbing, electrical, major appliances, pool/spa equipment, and other community infrastructure
  • Familiarity with tools, appliances, and standard maintenance equipment
  • Strong analytical skills, including basic computer proficiency, numeracy, and logistical planning abilities
  • Valid driver’s license and reliable personal vehicle required
  • Preferred certifications: OSHA, CAMT, and additional credentials such as boiler license, electrical, plumbing, and first aid.
  • Must be flexible and willing to travel, including overnight stays, based on business needs.
